You will be talking to commercial real estate brokers and sellers who have properties for sale.
You just need to know what to say so they take you seriously (we cover that in the book too).
Establishing yourself as a credible buyer is probably one of the most important factors to get right. And, having been a commercial agent and lender for 10 years, it's very easy to spot a newbie.
Newbies are not taken seriously and rarely see the best deals.
Instead, they are sent the properties no professional investor would buy.
They are typically the 'bigger fool' in the deal.
Once you know how to conduct yourself when speaking to brokers- you'll see real properties that make sense. And, it's actually one of the easier things to master.
In my experience, the other big obstacle that holds many would be investors from taking the step into commercial investing is the Money.
How do you raise $1M, $2M, or $5M to buy a commercial property?
And, how do you do it multiple times in a year, so you can create enough passive income to replace your earned income?
So, as tenants left his building, he wasn't able to back fill with new tenants.
The parking was so bad, he bought neighboring properties for extra parking. But, it was confusing and inconvenient for tenants.
Today, this investor has been trying to sell the property now for 3+ years and he can't get out of it.
I'd estimate he's losing $25k/month (carrying costs + mortgage). If/when he sells, he'll take a loss of a few million.
I tell you this because investing in commercial real estate is not something you can just dabble in. There are investing principles and fundamental rules to follow to keep you safe.
