He had money in the stock market but was never comfortable counting on it being there when he needed it. He had already seen one crash that took out a good chunk of his money and wasn't interested in hoping it wouldn't happen again.
So, he looked into real estate. His first investment was an up-down duplex rental property. When it was fully rented, he would clear about $150/month.
When we met, he expressed his frustration - how am I going to replace $25k/month+ investing in the volatile stock market or owning these small rental properties?
What was Dan looking for? (paraphrasing):
"Shane, I want a safe place to invest my money so one day I no longer have to go into the office. I want to stop trading time for money. I'm tired of relying on my practice to put food on the table".
Dan had a clear plan - replace his $300,000/year income without creating a second job. He was a busy professional who was looking to leverage his high income into passive cash flow.
Here are the 3 Steps we took:
Step 1. Design a clear investing Plan - types of real estate. Location. Returns..
Step 2. Learn the game of Commercial Real Estate. He wanted to know a good deal from a poor one.
Step 3. Find and Finance a property that fit his goals. .
My role was to help educated Dan on the market and how to leverage his affluence to get the right deal.
He didn't have to hustle around investing in rental properties paying a few hundred dollars a month. At that rate, he'd need 100 houses to replace his income.
I showed him that people of his financial status could leverage their wealth and access properties few could.
How to take advantage of his high income instead of competing with the masses on rental houses.
For Dan, Stability and Predictability were most important.
He didn't have the time or expertise to do a heavy value add properties.
Dan wanted to replace his income with a good cash flowing property that could help put his 3 girls through top universities.
The Property: 6,500 Sq.ft Commercial Property, built in past 3 years.

If Dan does nothing, with existing 'rental bumps' - leases have built in lease rates that increase over time:
This 1 property now pays him $24,400/month.
Five tenants paying him $24,400/month plus all his bills; property taxes, insurance and covers a professional property manager.
When the mortgage is paid off in 25 years: this One commercial property will pay him more than $305,000/year in passive income requiring about 2 hours of work/month.
*This assumes no appreciation and just rental steps/bumps. A rental bump are predetermined rental increases already agreed to in the leases.
One investment goes a long way to getting Dan to retirement and paying his girl's college tuition.
Dan's on his way to doing this again with his second commercial property as of this writing.
This was the result of following the process and framework of finding the right commercial property in the right location at the right time.
Most people entering the game of CRE (Commercial Real Estate) don't stick with it.
In most cases they are not given proper expectations.
That it actually does take a bit of time. But, you don't need 10 commercial properties to replace a 6 figure income.
Unlike single family rentals (SFRs), where they are easily found online, most commercial properties are not listed online.
They are controlled by a few Brokers in any given market.
And, because brokers are only paid when the sell a property- they typically only work with people who have a track record and know the rules of the Game.
When I worked with new CRE investors, it would typically take me 8 weeks to get them up to speed on the process of investing.
After 8 Weeks they could speak the language - to be taken seriously.
They could analyze deals- so they wouldn't be taken advantage of.
They had a team around them to help them invest - because it would take years to try and master all aspects of CRE. Better to find the right "WHO" to help you.
In late 2021, I recorded 8 weeks of training 8 real estate investors on how to invest in CRE. 5 of 8 had found properties, 3 made offers in 8 weeks.
This is not typically, but they were active and hungry to invest.

When you understand the rules of the game, how to interact with the players and analyze properties- you'll be more in control of the deal. Actively managing risk vs. reacting to those only too eager to take advantage of uninformed, neophyte investors.

Finish Line: You are touring properties and ready to make offers. Or, you're meeting with prospective CRE investors who deal flow and evaluating who you want to invest your money with.
Result: You will have a 90 Day Action Plan for your next steps.
This program gives you the tools and skills to invest. You will take the plan you developed in week 1, apply the skills you learned in weeks 2-7 and put into practice. Congratulations, you are now a Player.

Question: "What if I don't have millions to invest- how do I even get started investing in commercial properties?"
Answer: You don't need millions of your own money. I have one client who purchased a $180,000 commercial property and, once he leases up the property, will be worth (conservatively) $950,000 - $1,100,000.
Another client got into his first apartment building with $60,000.
Do these deals come along everyday? Depends on your market- but yes, in almost any market, you can find opportunities and not all commercial deals are millions.

For a reference point- you should have a minimum of $100,000 to start.
Question: "What if I'm just getting started- and I don't have any experience investing. Is anyone really going to invest with me?"
Answer: Most of my clients have never invested in real estate before. You don't need to have 5 single family houses under your belt to be successful in commercial real estate.

Because they don't want the burden of having hand-holding throughout an investment. A knowledgeable investor is a great investor.

Answer: Investing in Value Add Commercial Real Estate is a Process - not an Event.
The first place to start is to clarify what you want? What do you want your investments to provide for you? No two investors are the same. Markets are different and timing is different.
Having a clear Plan is the first step.
